Local Home Inspectors
In most cases, home inspections are not required, but are always highly recommended. Getting your new home professional inspected is a very important step in the home buying process, and is also the first step once we get your home under contract. The "Inspection Period" is also known as the buyer's "Due Diligence" period. The timeline for this period is laid out in the Purchase Agreement, and is usually in the range of 5 to 14 days, but can be shorter or longer. In some instances, the length of the inspection period may requested to be extended if additional time is needed (pool inspections, roof inspections, etc).
Once the inspections are complete, the buyer can either decide to move forward with the purchase, accepting the home as is, ask for repairs in the home or money toward those repairs, a price change, or could even back out of the contract, retaining their deposit.
